ANALYSIS: <br />The required improvements have been constructed by the developers. <br />The developers have submitted a Warranty/Maintenance Agreement and <br />suitable security approved by the County Attorney's Office to <br />guarantee the performance of the completed improvements. The <br />developers have effectively satisfied the requirements for final <br />Plat approval. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant final <br />plat approval for the Indian Oaks Subdivision and accept the <br />submitted Warranty/Maintenance Agreement and posted security. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Scurlock, Commissioner Wheeler being absent, <br />the Board unanimously (4-0) granted Final Plat Approval <br />for Indian Oaks Subdivision and accepted the <br />Warranty/Maintenance Agreement as recommended by staff. <br />SAID DOCUMENTS WILL BE PLACED ON FILE IN THE OFFICE OF CLERK TO THE <br />BOARD WHEN FULLY EXECUTED AND RECEIVED <br />H. DAVID'S,ISLAND SUBDIVISION <br />(Phase I) <br />PRD -86-11-07 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of March 12, 1991. <br />DESCRIPTION AND CONDITIONS: <br />St. David's Island (Phase I) is a proposed 48 lot residential <br />subdivision of a ±6.1 acre parcel of land located in Pod "G" of the <br />Grand Harbor Development. The project phase is in conformance with <br />the approved Grand Harbor D.R.I. and conceptual PRD plan. The <br />subject property is zoned RM -6, Multi -Family Residential up to 6 <br />units per acre and has an M-1, Medium -Density Residential 1 (up to <br />8 units per acre) land use designation. The proposed density for <br />the Phase I area is 8 units per acre, although the density of the, <br />overall project is ±4 units per acre. All roads, drainage and <br />utilities easements and facilities are to be dedicated to the St. <br />David's Island Property Owners' Association.
