Tworek-,01 <br />Senior Planner, Long -Range Planning <br />DATE: March 11, 1991 <br />RE: Russell Concrete Request to Rezone Approximately ±11 <br />acres from A-1 and RM -6 to IG <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of March 19, 1991. <br />DESCRIPTION AND CONDITIONS <br />This request was originally scheduled for consideration by the <br />Board at its meeting of March 5, 1991. At that time, the staff <br />requested that the public hearing be postponed to a time certain, <br />and the Board rescheduled the hearing for March 19, 1991. <br />This is a request to rezone approximately ±11 acres of an overall <br />21.35 acre parcel from A-1, Agricultural District (up to 1 unit/5 <br />acres) and RM -6, Multiple -Family Residential District (up to 6 <br />units/acre) to IG, General Industrial District. The property is <br />located to the west of the F.E.C. Railroad R/W, north of 73rd <br />Street. The property is owned by Russell Concrete, Inc. The <br />applicant intends to expand an existing concrete plant on the <br />subject property: <br />On January 10, 1991, the Planning and Zoning Commission voted 5 to <br />0 to recommend to the Board of County Commissioners the approval of <br />this request. <br />Existing Land Use Pattern <br />The entire 21.35 acre parcel lies within the Hobart Road and U.S. <br />#1 Commercial/Industrial Node. The eastern three hundred (300) <br />feet of the parcel is zoned IG, General Industrial District. The <br />subject ±11 acres are zoned RM -6, with the exception of two small <br />portions in the south -westernmost corner of the parcel, which are <br />zoned A-1. The eastern 10 acres of industrially zoned land contain <br />an active concrete production facility; the area to be rezoned is <br />vacant land. Properties to the north and south of subject property <br />share the same IG/RM-6 zoning pattern. The property to the north <br />is vacant land. Property to the south contains an active citrus <br />operation and a single-family residence. West of subject property <br />is vacant land zoned A-1. The parcel is bounded to the east by the <br />FEC Railroad R/W and Old Dixie Highway. <br />Future Land Use Pattern <br />The entire parcel lies within the Hobart Road and U.S. #1 <br />Commercial/ Industrial Node. This designation permits various types <br />of commercial and industrial zoning categories. The properties <br />north, east and south also share this land use designation. <br />Property to the west lies within the L-2 land use designation. <br />16 <br />
