Wa <br />7 199! <br />300K <br />Consistency with the Comprehensive Plan <br />83, FA.GE 4` 5 <br />A review of this rezoning with the Future Land Use Map and <br />policies, as well as the policies of other plan elements, does not <br />reveal any inconsistency. The purpose of the AIR -1 District is to <br />accommodate the unique characteristics of an airstrip subdivision, <br />one of these characteristics being single-family residences with <br />aircraft hangars. As such, the existing density of the Aerodrome <br />Subdivision shall remain the same. The existing density is <br />consistent with Future Land Use Policy 1.11, which allows urban and <br />.suburban scale development within the urban service area and in <br />.proximity to existing urban centers. The rezoning would also be <br />.consistent with Section 911.12(4) of the Land Development <br />Regulations, which identifies and regulates the <br />Airfield/Residential District. <br />CONCLUSION <br />'Rezoning of the entire Aerodrome Subdivision, Units 1, 2, and 3 to <br />AIR -1, Airfield/Residential District, would provide consistency <br />between the development of the lots and the county's Land <br />Development Regulations regarding special setbacks for aircraft <br />hangars. Not only would rezoning the entire Aerodrome development <br />" unify the site under one zoning category; it would also serve to <br />implement the comprehensive plan by maintaining consistency with <br />::.the land use designations of Aerodrome. The rezoning is compatible <br />with the surrounding areas, is consistent with comprehensive plan <br />i. -policies, meets concurrency requirements for public facilities and <br />has no potential impact on environmental quality. Therefore, <br />''planning staff support the rezoning of the entire Aerodrome <br />'development. <br />RECOMMENDATION <br />Based on the analysis performed, staff recommends that the Board of <br />County Commissioners approve staff's recommendation to rezone the <br />entire Aerodrome Subdivision, Units 1, 2 and 3, to AIR -1. <br />The Chairman opened the public hearing and asked if anyone <br />wished to be heard in this matter. There being none, he closed the <br />public hearing. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Scurlock, the Board unanimously adopted <br />Ordinance 91-14 amending the zoning from A-1 and RS- <br />O to AIR -1 for the Indian River Aerodrome <br />Subdivision, Units 1, 2, and 3. <br />28 <br />
