The property is located east of <br />'.U.S. #I and north of 14th Street. The subject property was part of <br />.'the Sunshine Quality Homes, Unit II, plat which shows the subject <br />::property's location west of 7th Court and south of 15th Street. <br />.':Although 7th Court and 15th Street are depicted on the plat, those <br />',-.roads were never installed and do not exist in this area because <br />the plat has been vacated. <br />The Liggieris' were the original owners of Sunshine Quality Homes, <br />Unit II. 'However, the Liggieris' did not want to use the small <br />lots for single family residential development; rather, the <br />Liggieris' intended to use the lots for multi -family development. <br />Therefore, they requested and the county approved vacation of the <br />Unit II plat. The subject property which is being considered for <br />rezoning was originally platted as a park for use by the <br />subdivision,. and was dedicated to the county. Once the subdivision <br />was returned to acreage by means of the plat vacation, the county <br />no longer had use for the vacant park site. The Liggieris' then <br />purchased the park from the county in order to assemble the subject <br />property along with the vacated platted lots as acreage for multi- <br />family development. <br />On March 14,•1991, the Planning and Zoning Commission voted 5-0 to <br />recommend to- the Board of County Commissioners that the request to <br />rezone approximately .127 acres from CG, General Commercial <br />District to RM -10, Multi -Family Residential District (up to 10 <br />units/acre) be approved. _ <br />Existing Land Use Pattern. <br />The subject property is zoned CG, General Commercial District, and <br />is vacant, cleared land. The property north and east of the <br />subject property is vacant, residential land and is zoned RM -10, <br />Multi -Family Residential District (up to 10 units/acre). The <br />property to the south is vacant land with scattered single-family <br />homes adjacent to 14th Street; it is zoned CG, General Commercial. <br />The property to the west is vacant land zoned CG, General <br />Commerciai.• Further west and also zoned CG are a bank and a cast <br />food restaurant. 31 <br />g-. <br />AY 1991 BOOK 0 <br />
