u <br />DESCRIPTION AND CONDITIONS <br />This is a request to amend the Comprehensive Plan and rezone <br />property. At this time the Board of County Commissioners will <br />consider only the proposed land use amendment, specifically whether <br />to transmit the proposed amendment to the Department of Community <br />Affairs (DCA). The proposed rezoning will be considbred at the <br />final hearing and only if the land use amendment is approved. <br />The subject property under consideration is located on Old Dixie <br />Highway ori the south side of 9th Street and is presently owned by <br />Trevor Smith. The subject property is approximately .34 acres. <br />The request includes changing the existing land use from L-2, Low - <br />Density Residential (up to 6 units/l acre) to Commercial/ Industrial <br />Node, and rezoning the property from RS -6 (up to 6 units/i acre) to. <br />CH, Heavy Commercial. The purpose of this request is to secure the <br />necessary land use designation and zoning to develop the property <br />with commercial uses., <br />Existing Land Use Pattern <br />The subject property is zoned RS -6, Single -Family Residential <br />District, and is vacant, partially cleared land. This parcel <br />previously was developed with a single-family home, but., that <br />structure has since been removed. Ridge Acres Subdivision abuts <br />the subject property on the west and south. The western portion of <br />the subject property could be perceived as being part of Ridge <br />Acres Subdivision, if the plat line had been extended to the north <br />to 9th Street. <br />The properties to the south and west of the subject property are <br />zoned RS -6, Single -Family Residential District, and contain single <br />family homes within the Ridge Acres Subdivision and unplatted lots <br />(See Attachment 5). The parcel to the north of the subject <br />property is zoned CL, Light Commercial, and contains a small retail <br />plaza. <br />The larger parcel directly across Old Dixie Highway to the east is. <br />'•zoned CH, Heavy Commercial, and -contains commercial warehouses and <br />• heavy equipment storage yards. The parcel of land to the northeast <br />is zoned RS -6. This is a nonconforming zoning designation in the <br />Commercial/ Industrial Node. This parcel is used for warehouses and <br />storage yards. Immediately to the south of the warehouses on Old <br />Dixie Highway is a mobile home park which exists as a nonconforming <br />use in the CH district. <br />Future Land Use Pattern <br />The subject property is designated L-2, Low Density, on the county <br />future land use map. The L-2 designation permits residential <br />densities up to 6 units per acre. All properties to the west and <br />south are also designated L-2. Property to the east and north is <br />designated C/I, Commercial/ Industrial, which permits commercial and <br />industrial.zoning designations. <br />Environment <br />The property is not designated as environmentally important or <br />environmentally sensitive by the comprehensive plan, nor is it <br />within a floodplain as identified by the Flood Insurance Rating <br />Maps (FIRM). <br />Utilities and Services <br />The site is within the urban service area (USA) of the county, and <br />sewer and water lines extend to the site. <br />35 <br />MAV 2 11991 <br />
