Comprehensive Plan Text Amendment (CPTA) <br /> Vero Estates, LLC <br /> Page 3 of 3 <br /> are major thoroughfare roads with heavy vehicular use and should have <br /> permitted uses like gas stations and fuel sales which support the <br /> vehicular uses that occur. <br /> Subparagraph "Timing of Construction": Timing is proposed to be changed to <br /> permit a limited amount of commercial development prior to residential <br /> development. This is needed to provide an economic incentive to developa <br /> "Mixed Use" PD. <br /> Economic Development Element Objective 4: The County will continue to have policies, <br /> regulations, and economic development incentives in effect which encourage economic <br /> development. <br /> This amendment .request will increase the incentive to develop "Mixed Use" PD's, <br /> thereby providing new business opportunity and encourage economic <br /> development. <br /> 6. Provide an analysis of the proposed amendment's impact on public facilities and <br /> services. There is no impact anticipated to public facilities. Gas station and fuel sales <br /> will not generate any more demand than other commercial uses currently permitted in <br /> mixed use PD's. <br /> 7. Provide an analysis of the proposed amendment's environmental impacts. There <br /> are no environmental impacts anticipated. Gas station and fuel sales will not create any <br /> more environmental impact than other commercial uses currently permitted in mixed use <br /> PD's. <br /> 8.
