Keating,A CP; C�yiunity Development Director <br /> FROM: Sasan Rohani, AICP; Chief, Long-Range Planning <br /> DATE: March 25, 2013 <br /> RF.: North County Charter Elementary School's Request to Rezone t 0.94 Acres <br /> from CH to CL (RZON-2002100209-70378) <br /> It is requested that the following information be given formal consideration by the Board of <br /> County Commissioners at its regular meeting of April 9, 2013. <br /> DESCRIPTION AND CONDITIONS <br /> This is a request to rezone ±0.94 acres from CH, Heavy Commercial District, to CL, Limited <br /> Commercial District. The subject property is located on Old Dixie Highway, approximately 700 <br /> feet north of 65th Street. The purpose of this request is to secure the necessary zoning to allow <br /> expansion of the adjacent North County Charter Elementary School to the subject property. <br /> Improvements proposed for the subject site are the school's playground and recreation area, <br /> parking spaces, and stormwater management area. <br /> Currently, the North County Charter Elementary School is located on a site adjacent to the <br /> subject property. That site is zoned CL, a district that allows elementary school uses. At this <br /> time, the North County Charter Elementary School proposes to expand its campus to the subject <br /> property. With its current CH zoning, however, the subject property cannot accommodate an <br /> elementary school use. Consequently, the North County Charter Elementary School has <br /> submitted this application to rezone the subject property from CH to CL. <br /> On March 14, 2013, the Planning and Zoning Commission voted 5 —0 to recommend that the <br /> Board of County Commissioners approve this rezoning request. <br /> 1 40 <br />
