Public Benefits: <br /> For all PD projects, applicants must identify the public benefits that the project will <br /> provide in exchange for the requested waivers being sought by the applicant. For <br /> Providence Pointe, the public benefits are as follows: <br /> Right-of-Way Dedications: Approximately 1.49 acres of right-of-way for 58th <br /> Avenue and 2.43 acres of right-of-way for 49th Street will be dedicated. <br /> Although the applicant is receiving density credit for those right-of-way <br /> dedications, the applicant will dedicate the rights-of-way early in the process <br /> (prior to issuance of an LDP for Phase I)which is a timing benefit for the public. <br /> The applicant will also dedicate approximately 3.55 acres of right-of-way for <br /> 53rd Street and will be seeking density credit or impact fee credit through a <br /> developer's agreement. Dedication of that right-of-way will facilitate the <br /> ultimate alignment of 53rd Street west of 58th Avenue. That is a public benefit <br /> above and beyond a less extensive dedication that would be typical of a <br /> conventional project. <br /> - Drainage for Public Roads: The project will provide drainage capacity within <br /> the project's stormwater system for future improvements to 49t Street, 53rd <br /> Street, and to 58th Avenue. <br /> Public Access: Certain interior streets will be privately dedicated but open to <br /> the public. That will be reflected in the dedication language on the final plats. <br /> One privately dedicated open to the public street will be a north/south road <br /> connecting 49th Street to 53rd Street. That will allow public vehicular traffic <br /> access through the development and to certain project amenities. <br /> Internal pedestrian paths: The development will provide 1.5 miles of <br /> sidewalk and 1.8 miles of trails along lakes and marshes open to the public. <br /> Lakeside Amphitheater: The applicant will provide a lakeside amphitheater <br /> that will be in the public access portion of the project and will accommodate <br /> public events. <br /> - Native upland habitat: The County's code requires that a minimum of 15%of <br /> native upland habitat be preserved. In this case,that is 4.31 acres.
