a <br />U.S. #1 MIXED USE CORRIDOR <br />This corridor, located on the west side of U.S. #1 to a <br />point three hundred (300) feet west of the FEC railroad or <br />Old Dixie Highway, whichever is most westerly, extends south <br />from the Sebastian City limits to the northern limits of <br />Vero Beach. There is also a X6441 portion of the MXD on the <br />east side of U.S. #1 AAA 0041 i Of $tA $ttOOt, consisting of <br />a 4144X§6 tract lying 000 approximately 600 feet south of <br />36th Street and abutting the east line of the city limits of <br />Vero Beach, running south along this line 040 AiAAdto$ <br />03 Oyittf f 3 0 X X7$Y f00t to the north city limits of Vero <br />Beach and extending east of this line for ¢03ioyi AlAyid,40$ <br />44;¢t.ftYit¢¢ X70 Y nine hundred (900) feet. The corridor <br />then continues from the southern city limits of Vero Beach <br />along the west side of U.S. #1 south to the Indian River -St. <br />Lucie County line. A small portion of this corridor is <br />located east of U.S. #1 for a depth of three hundred (300) <br />feet between Irby Lane south to the Wabasso <br />commercial/industrial node. Jennings addition to Quay <br />Subdivision and the commercial/industrial property <br />immediately to the north and south is also included in the <br />MXD corridor. <br />Commercial and industrial uses are anticipated to utilize <br />the majority of the land area within the corridor.
