REQUEST TO REZONE <br />r APPROXIMATELY 4.45 ACRES FROM CH TO CG <br />..•It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />.meeting of May 28, 1991. <br />.'•DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately ±4.45 acres from CH, <br />Heavy Commercial District to CG, General Commercial District. The <br />property is located on the west side of U.S. #1, approximately 850 <br />feet south of Woodmere Road. The property is owned by Sebastian <br />General Partnership, BFT. The applicant intends to develop the <br />property with offices. <br />On April 11, 1991, the Planning and Zoning Commission voted 6 to 0 <br />to recommend approval of this reqeust. <br />Existing Land Use Pattern <br />The subject property lies within the Sebastian City Limits/U.S. #1 <br />Commercial/Industrial Node and is zoned CH. Property to the north <br />and south of the subject property is vacant and shares the same CH <br />zoning. The FEC railroad right-of-way abuts the western property <br />boundary; west of the railroad right-of-way is Old Dixie Highway <br />and vacant property zoned IL, Light Industrial District. East of <br />the subject property is U.S. #1; east of U.S. #1 is vacant land <br />zoned CG, General Commercial District. <br />Future Land Use Pattern <br />The entire 4.45 acre parcel lies within the Sebastian City <br />Limits/U.S. #1 Commercial/Industrial Node. This designation <br />permits various types of commercial and industrial zoning <br />categories. Properties on all sides of the subject property share <br />this land use designation. <br />Transportation System <br />The subject property has access from U.S. #1, which is classified <br />as an urban principal arterial on the future roadway thoroughfare <br />plan map. This segment of U.S. #1 is a four lane divided, paved <br />road with approximately one hundred twenty (120) feet of existing <br />public road right-of-way. <br />15 <br />t- <br />
