A retail commercial use of <br />14,000 square feet on the subject site with the existing zoning <br />would generate approximately 140 daily trips, based on the <br />Institute of Transportation Engineers (ITE) trip generation rates. <br />With the proposed zoning, the maximum build -out would be 84 units, <br />generating approximately 512 daily trips. The traffic capacity for <br />Hobart Road (77th Street), is 630 trips (peak hour/peak season/peak <br />direction) at a Level of Service "D". The existing traffic volume <br />on this segment of Hobart Road is 47 trips (peak hour/peak <br />season/peak direction). The additional 512 Trip Ends Per Day <br />created by the proposed comprehensive plan amendment will increase <br />the total peak hour/peak season/peak direction trips for this <br />segment of Hobart Road by approximately 42 peak hour/peak <br />season/peak direction trips. <br />Based upon staff analysis, it was determined that Hobart Road and <br />other roadways serving the project can accommodate the additional <br />trips without decreasing their existing levels of service. <br />The table below identifies eachof the impacted roadway segments <br />associated with this proposed amendment. Impacted roadways are <br />defined in the county's Land Development Regulations as roadway <br />segments which receive five percent (5%) or more of daily project <br />traffic or fifty (50) or more daily project trips, whichever is <br />less.
