REQUEST TO -AMEND THE <br />COMPREHENSIVE PLAN AND REZONE ± 0.32 ACRES <br />It isrequestedthat the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of June 18, 1991. <br />DESCRIPTION AND CONDITIONS <br />This is a request to amend the Comprehensive Plan and rezone <br />property. The original request was for property located on the <br />southwest corner of Old Dixie Highway and 14th Place S.W., <br />presently owned by Dale and Lucille Rockwell. The Rockwell's <br />property is ± 0.32 acres in size and consists of Lots 4 and 5 of <br />Block U, Dixie Heights Subdivision. Subsequently, the Planning and <br />Zoning Commission reviewed the request and recommended to the Board <br />of County Commissioners the approval of the comprehensive plan <br />amendment 'and rezoning of the entire Block "U", which contains <br />approximately 1.2 acres. <br />The request entails changing the existing land use from L-2, Low - <br />Density Residential (up to 6 units per acre) to Commercial/ <br />Industrial Area, and rezoning the property from RS -6, Single -Family <br />Residential District (6 units/l acre) to CH, Heavy Commercial <br />District. This request is considered an expansion of the <br />Commercial/ Industrial Area between Old Dixie Highway and U.S. #1 in <br />the South Relief Canal to the South County Line Commercial/ <br />Industrial Corridor area. The purpose of the Rockwell's request is <br />to -secure the necessary land use designation and zoning for a <br />proposed mini -warehouse facility, which would be an expansion of an <br />existing mini -warehouse facility located on the property. <br />On November 15, 1990, the Planning and Zoning Commission, acting as <br />the Local Planning Agency, conducted a public hearing for the <br />purpose of making a recommendation to the Board of County <br />Commissioners regarding this request. At that meeting the Planning <br />and Zoning Commission voted 5-0 to recommend approval of the <br />applicant's request as recommended by staff. The Planning and <br />Zoning Commission also recommended that the entire block "U" of the <br />Dixie Heights Subdivision (1.2± acres) be included in the South <br />Relief Canal to south county line commercial/industrial corridor. <br />On December 11, 1990, the Board of County Commissioners -voted 5 to <br />0 to transmit this request (with the recommended changes by the <br />Planning and Zoning Commission) to the Department of Community <br />Affairs (DCA), for their review and comment.
