With the proposed <br />zoning and land use designation, the most- intense use of the <br />property would be 48,300 square feet of retail (shopping center) <br />commercial use, generating approximately 246 peak hour/peak <br />season/peak direction trips, based on the Institute of <br />Transportation Engineers (ITE) trip generation rates. The traffic <br />capacity of Oslo Road (9th Street S.W.), is 630 trips (peak <br />hour/peak season/peak direction) at a Level of Service "D". <br />Based upon staff analysis, it was determined that Oslo Road and <br />other roadways impacted by the project can accommodate the <br />additional trips without decreasing their existing levels of <br />service. Impacted roadways are defined in the county's Land <br />Development Regulations as roadway segments which receive five <br />percent (5%) or more of daily project traffic or fifty (50) or more <br />daily project trips, whichever is less. <br />Th6 table below identifies each of the impacted roadway segments <br />associated with this proposed amendment. As indicated in that <br />table, there is sufficient available capacity on each of the <br />impacted segments to accommodate project traffic and maintain the <br />adopted Level of Service "D". <br />- Water <br />The site is located within the South County Water Service area. A <br />review of the water .capacity in that area indicates a remaining - <br />capacity of approximately 2.59 million gallons per day. With the <br />most intense use under the proposed land use designation, the <br />subject property will have a water consumption rate of 10.16 <br />Equivalent Residential Units (ERUs), or 2,540 gallons per day. <br />This is based upon the level of service of 250 gallons per ERU per <br />day.
