Rison <br />Staff Planner, Current Development <br />DATE: June 20, 1991 <br />SUBJECT: FINAL PLAT APPROVAL FOR THE LINDSEY LANES SUBDIVISION, <br />PHASE I <br />SD -90-09-27 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of July 2, 1991. <br />DESCRIPTION AND CONDITIONS: <br />Lindsey Lanes Subdivision, Phase I, is a proposed 42 lot <br />residential subdivision of a ± 15.5 acre area of land, located on <br />the south side of 49th Street (Lindsey Road), west of the Gifford <br />Park area. The subject property is zoned RS -6, Single -Family <br />Residential (up to 6 units per acre) and has a land use designation <br />of M-2, Medium Density Residential 2 (up to 10 units per acre). <br />The proposed density for the project is 2.7 units per acre. <br />On December 13, 1990, the Planning and Zoning Commission granted <br />preliminary plat approval for the Lindsey Lanes Subdivision, and a <br />Land Development Permit for the project was subsequently issued. <br />The developer, Stolle Development Co., is now requesting final plat <br />approval, and has submitted the following: <br />1. A plat in conformance with the approved preliminary plat; <br />2. Certified Engineer's Cost Estimates for the subdivision <br />improvements; <br />3. A.Warranty/Maintenance Agreement for Required Improvements and <br />a Bill of Sale for Utilities Facilities to guarantee the <br />subdivision improvements that are to be -dedicated to the <br />public. <br />4. A security agreement, acceptable to the County Attorney's <br />Office, to guarantee the submitted Bill of Sale and <br />Warranty/Maintenance Agreement. <br />ANALYSIS: <br />The developer has submitted a Warranty/Maintenance Agreement and a <br />Bill of Sale while arranging for a suitable security agreement, <br />17 Boorf'�.�:�E <br />J U L 2199 <br />I <br />
