8. Off -Street Parking: No additional off-street parking is <br />required for this project. Off-street parking for Places of <br />Worship is based upon seating provided for patrons. As this <br />project will not add seating area for the site, additional <br />parking is not required. <br />9. Stormwater Management: The Stormwater Management Plan has <br />been approved by the Public Works Department, and a Type "B" <br />Stormwater Permit will be issued. <br />10. Landscape Plan: This project is required to provide for <br />screening along the site's south property line concurrent with <br />the proposed addition. The applicant has proposed that the <br />existing native vegetation on the subject property south of <br />the proposed addition be retained to provide the project's <br />required screening and landscaping. Planning staff has <br />verified and agrees that this proposal to retain the existing <br />vegetation will meet applicable county landscaping and <br />screening requirements. However, this existing screening may <br />not be removed from the site unless an approved alternate <br />screening plan is approved and implemented. [NOTE: The <br />Planning and Zoning Commission's site plan approval included <br />a condition to ensure the maintenance and continuation of the <br />screening.] <br />11. Utilities: The site is served by private well and septic <br />systems which have been approved by both the Utilities and <br />Environmental Health Departments with the condition that the <br />project connect to public water and wastewater facilities when <br />they become available. [NOTE: The Planning and Zoning <br />Commission's site plan approval included a condition to ensure <br />that the site connects to public water and wastewater services <br />when they become available.] <br />12. Required Improvements: Pursuant to Section 911.06, the <br />project is not required to provide required improvements such <br />as bikeways, sidewalks, and streetlights. <br />13. Thoroughfare Plan: <br />-Roseland Road <br />The County Thoroughfare Plan designates Roseland Road as an <br />Urban Minor Arterial road with a minimum required right-of-way <br />width of 1201. Currently, a 70' wide right-of-way exists for <br />Roseland Road-. The Public Works Department has determined <br />that purchase of additional right-of-way is not appropriate at <br />this time. However, the existing site and proposed addition <br />are located outside the ultimate right-of-way area and <br />corresponding ultimate setback. <br />14. Environmental Issues: Environmental Planning staff has <br />determined that the site's vegetation has been significantly <br />altered and disturbed, with no actual native vegetation <br />community (canopy, understory and groundcover intact) <br />remaining on site to be preserved.
