McCoy, AICP,AJA <br />Senior Planner, Current Development <br />DATE: September 13, 1991 <br />SUBJECT: Indian Beach Association, Inc.'s Request for Planned <br />Development Special Exception and Conceptual Plan <br />Approval for a 114 Unit Planned Development to be Known <br />as "Olde Oak Park" <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of September 24, 1991. <br />DESCRIPTION AND CONDITIONS: <br />Edlund and Dritenbas, Inc. has submitted an application for planned <br />development special exception and conceptual plan approval to <br />construct a six phase 114 unit planned development. The project <br />..will consist of a mix of 66 townhomes and 48 villas on platted <br />.dots. The subject property is zoned RM -8, and is located at 7655 <br />1*10 S.R. 60. <br />All planned developments (PD's) require special exception use <br />approval by the Board of County Commissioners. The applicant is <br />requesting special exception and conceptual plan approval. If <br />these requests are approved, the developer will need to submit for <br />preliminary PD approval, which will be considered and approve` by <br />the Planning and Zoning Commission. The approval steps in the PD <br />process are as follows: <br />Approval Needed Approving Body <br />*1. Concept Plan/Special Exception P&ZC and B.C.C. <br />2. Preliminary PD P&ZC <br />3. Land Development Permit(s) [or Staff <br />written waiver] <br />4. Final PD (plat) B.C.C. <br />*The subject application covers this first step only. <br />The Board of County Commissioners is to approve, approve with <br />conditions, or deny the special exception use request. Pursuant to <br />Section 971.05, the Board of County Commissioners is to consider <br />the appropriateness of the requested use based on the submitted <br />conceptual plan and the suitability of the site for that use.
