Davis, P.E., <br />Public Works Director <br />SUBJECT: Request for Reimbursement of Costs for Eastbound Right <br />Turn Lane along CR512'a:; Chesser's Gap and Right -of -Way <br />Purchase <br />DATE: -October 9, 1991 FILE: chesgap.agn <br />DESCRIPTION AND CONDITIONS <br />On August 17, 1991, the Board directed staff to recommend an <br />equitable compensation to be paid to the developer of the <br />Chesser's Gap project for construction of an eastbound <br />right -turn lane along CR512 to serve the Chesser's Gap <br />Development and the proposed east extension of Fleming <br />Street. In addition, 27' of additional right-of-way along <br />the south side of CR512 is under consideration for purchase <br />by the County to accommodate the above described right turn <br />lane west of Fleming Street.extension and a drainage swale, <br />to the east. <br />. <br />Dr. Henry Fischer, -developer of Chesser's Gap,''.is requesting <br />reimbursement of the following costs: <br />CR512 Right -turn lane $11,193 <br />Drainage Culvert $12,170 ;=•�:• <br />$23,363 <br />CR512 Right -of -Way <br />18,863.28 s.f. @ $3.18/s.f.6$ 0,000 r <br />Total Compensation Requested $83,363 <br />Dr. Fischer has also constructed approximately 2,000 l.f. of <br />two lane roadway along the Fleming Street Extension and has <br />submitted an itemized cost summary of $246,620. This <br />roadway will have a capacity of 7,700 vehicles per day as <br />stated in the Developer's Traffic Study. The Chesser's Gap <br />development alone will generate 9,287 or 16,174 trips per <br />day, depending upon which of the two proposed development <br />scenarios presented to County staff is implemented. <br />53 <br />OCT 15 19191 r._ <br />
