Deny the transmittal of this request to the Department of <br />Community Affairs; <br />Approve the transmittal of this request to the Department of <br />t <br />' <br />Community Affairs; or <br />f <br />Conclusion <br />` <br />Staff has reviewed the proposed amendment and has found no major <br />incompatibility between the proposed use and surrounding uses. In <br />addition, staff has determined that no negative impacts will occur <br />M1. <br />as a result of the requested land use change. Finally, the <br />requested amendment has a positive concurrency determination and is <br />:consistent <br />with the comprehensive plan. It is staff's position <br />;that <br />the analysis of the applicant's request to redesignate 888 <br />acres from AG -2 to AG -1 supports approval of this request. Despite.° <br />those positive findings, the staff has concerns regarding the;. <br />development impacts of the subject property on infrastructure. <br />�a <br />As previously stated, the property is a part of a larger plat of <br />r� <br />record. As such, the existing tracts can be split one time each <br />ryy. <br />without having to provide infrastructure such as roads and <br />Vis_ a$,. <br />;,drainage. <br />While staff acknowledges that there is no immediate <br />concern since there is minimal development in the area, the concern <br />will increase as development increases .without the adequate <br />provision of infrastructure. <br />.0 <br />K <br />RECOMMENDATION <br />7 <br />Based on its analysis, staff recommends that the Board of County'{ <br />0% <br />Commissioners transmit to DCA the amendment to change the land use <br />t, <br />designation of the 888 acres from AG -2 to AG -1. _ <br />Attachment <br />1.
