Tworek <br />Senior Planner, ng Range Planning <br />DATE: October 18, 1991 <br />RE.; STREETMAN, ET.AL., REQUEST TO REZONE APPROXIMATELY ±4.58 <br />ACRES FROM A-1 TO CG (ZC-312) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of November 19, 1991. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately ±4.58 acres of a 138.21 <br />acre parcel from A-1, Agricultural District (up to 1 unit/5 acres) <br />to CG, General Commercial District. The property is located on the <br />southeast corner of 82nd Avenue S.W. and 9th Street S.W. (Oslo <br />Road). The property is owned by Sandra Streetman, along with <br />Calphrey and George Streetman as trustees. The applicant, Brian <br />Jenkins, intends to develop a portion of the property with <br />commercial uses. <br />On September 26, 1991, the Planning and Zoning Commission voted 6-0 <br />to recommend approval of this request to the Board of County <br />Commissioners. <br />Existing Land Use Pattern <br />The subject property is currently bedded for citrus operation and <br />lies within the Oslo Road and 74th Avenue Commercial -Industrial <br />Node; it is zoned A-1, Agricultural District. All adjacent <br />properties share the same A-1 zoning. Lands to the north, south <br />and east of the subject property contain active citrus operations. <br />West of the subject property is vacant, undeveloped land. <br />Northwest of the subject property is undeveloped land zoned CG, <br />General Commercial District. - <br />Future Land Use Pattern <br />The entire #38.21 acre parcel, including the 4.58 acres of the <br />subject request, lies within the Oslo Road and 74th Avenue <br />Commercial -Industrial Node. This designation permits various types <br />of commercial and Industrial zoning categories.
