pr - <br />Nov 26 1W <br />RUUK ��`-�' F'1�E C <br />3. demonstrates that all specific land use <br />criteria are met and that all applicable site <br />plan regulations are met, including the <br />establishment of a 50' set back from the west <br />property line for the playground. <br />B. That prior to final site plan release for phase I <br />the applicant shall dedicate 15' of property for <br />43rd Avenue right-of-way subject to compensation. <br />C. That the applicant submit an approvable traffic <br />study update in conjunction with the final site <br />plan application for phase II to determine if a <br />left -turn lane is required. If the approved <br />traffic study update indicates that a left -turn <br />lane is required, then the left -turn lane shall be <br />provided prior to the issuance of a Certificate of <br />Occupancy (C.O.) for the phase II facilities. <br />D. <br />E. <br />ATTACHMENTS: <br />That prior to final site plan release, the <br />applicant shall execute and record an avigation <br />easement acceptable to the County attorney's <br />Office. <br />That prior to issuance of a building permit, the <br />applicant shall demonstrate to the satisfaction of <br />the building official that all proposed building <br />-construction will comply with the standards set <br />forth in CFR part 150. <br />1.
