Cox, P.E.SC <br />Civil Engineer <br />SUBJECT: Request for Second <br />Grounds Maintenance <br />Number 085 <br />REFERENCE: PRD -88-06-08 <br />DATE: November 20, 1991 <br />Extension of Grand Harbor Golf & <br />Facility - Land Development Permit' <br />DESCRIPTION AND CONDITIONS - <br />The first extension of L.D.P. No. 085 was approved by the Board of <br />County Commissioners on September 18, 1990, for Fleming of Vero - <br />River Harbor, Inc. to construct a 4.01 acre golf and grounds <br />maintenance facility. The site is located approximately � mile <br />south of 53rd Street adjacent to the east side of the Phase IV <br />Indian River Boulevard Right -of -Way. McQueen & Associates has <br />submitted the attached written request, dated September 25, 1991, <br />for a second extension of the permit. Condition No. 1 of the <br />approval letter, dated September 24, 1990, for the first extension <br />specifically allowed for consideration by the Board of a second <br />extension if needed. Construction has not begun and the first <br />extension expired on September 18, 1991. <br />Grand Harbor Associates, the new owners of the project, have <br />requested three minor revisions to the approved plans with the <br />request for the permit extension. These revisions have been. <br />reviewed by staff and the Planning Division and the Department of <br />Utility Services have recommended the following conditions be <br />included if a second permit extension is granted: <br />1) All applicable conditions attached to the original permit. <br />2) Prior to preliminary PRD plan release and commencement of <br />construction, an administrative approval shall be obtained by <br />the developer to update the approved preliminary PRD plan sets <br />with the development proposed on the new land development <br />permit drawings. <br />3) A conservation easement shall be provided for the 35 ft. <br />buffer along the north and west property lines. <br />4) An Environmental Health burn permit be obtained, if burning of <br />• clearing debris is proposed. <br />50 <br />
