DTH 17 <br />BOOK 85 FADE 56 <br />On May 28, 1991, the Department of Utility Services issued an <br />extension of the project's Utility Construction Permit until <br />December 13, 1991. The developer has met with the Utility Services <br />staff during the week of December 2, 1991, and has decided to try <br />to complete the water line improvements before the December 13, <br />1991 expiration date. <br />ALTERNATIVES AND ANALYSTS <br />The alternatives include: <br />Alternative No 1 - Grant extension of the Land Development Permit <br />for another 120 days to provide adequate time to complete all of <br />the project's required improvements, which include asphalt paving, <br />sidewalks, traffic signs, pavement markings, and final grading and <br />grassing of roadway drainage swales. The construction plans show <br />two phases. If necessary, a ne�atr_L.D.P. application -for Phase Two <br />could be submitted before the end of the 120 day extension. This <br />would allow the project's Final Plat Application to be submitted <br />for review, based on the 1988 Preliminary Plat Approval, with a <br />condition meeting the Planning Division's requirements for removal <br />of the mobile homes, and corrections of other non -conformities, <br />prior to scheduling for Final Pkat Approval. - - <br />Alternative No - Deny the extension of the Land Development <br />Permit. This would terminate the project's Preliminary Plat <br />Approval and require meeting the current L.D.R. requirements for <br />concurrency, upland native plant community percentage set asi-de;, <br />and maximum stormwater discharge rates. <br />RECOMMENDATION <br />Staff recommends granting of the Land Development Permit extension <br />for 120 days with the conditions described in Alternative No. 1. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Scurlock, the Board unanimously granted <br />a Land Development Permit extension for 120 days <br />with the conditions described in Alternative 1 in <br />the above memo, as recommended by staff. <br />F. 12th Street Water _Service Project - Accentance of Utility <br />Easement in Glenwood Subdivision 33rd Avenue <br />The Board reviewed memo from Utility Services Director Terry <br />Pinto dated December 4, 1991: <br />8 <br />
