Is Request for Conceptual Special Exception <br />Approval for the Indian River' Country Club Planned <br />Development (PD) <br />t PD -91-10-02 _ <br />#91080122 <br />:It is requested that the data~ herein presented be given formal <br />,consideration by the Board of County Commissioners at its regular <br />I'meeting of December 17, 1991. <br />DESCRIPTION AND CONDITIONS: <br />•General Background <br />Urban Resource Group, on behalf of Lodar, Inc., is requesting <br />conceptual planned development (PD). and special exception use <br />.approval for the Indian River Country Club. The site consists of <br />233 acres of undeveloped land within the Vero Beach Highlands <br />Subdivision. It is zoned both RS -6 (Single -Family residential up <br />to 6 units per acre) and RM -6 (Multi -Family residential up to 6 <br />units per acre), and has an L-2 (Low -Density Residential up to 6 <br />units per acre) land use designation. The total site consists of <br />three separate parcels, bounded by existing road rights-of-way, <br />canals and platted subdivision lots. The site includes wetland and <br />upland areas, although some areas of the site have been <br />significantly burned in the past. Additionally, two lakes, which <br />will be modified by the development, exist on the westernmost <br />parcel. <br />The Indian River Country Club project will consist of an 18 hole <br />golf course and clubhouse facility with accessory recreation <br />facilities and a maximum of 300 residential units consisting of a <br />mixture of single-family and multi -family units. <br />Indian River Country Club: <br />Residential Development 53 acres <br />Golf Course Development 97 acres <br />Lakes 27.acres. <br />Open Space/Buffers 34 adres <br />Wetlands 7 acres <br />Road Rights -of -Way 15 acres <br />Gross Site Area 233 acres <br />The proposed project will be developed in phases, which will <br />require preliminary PD approvals (consisting of site plan and <br />preliminary plat "combination" approvals) for the project phases. <br />Development of the project will provide infill development of the <br />large undeveloped tracts located within the Vero Beach Highlands <br />Subdivision where existing service facilities (eg.--roadway, water <br />service, sewer service, etc.) are currently built -or available. <br />E1e; <br />
