REC010DIENDATION: <br />Based upon --the analysis performed, staff recommends that the Board <br />of County Commissioners: <br />1. Grant planned development and special exception use approval' <br />for the Indian River_ Country Club with the following <br />conditions: <br />a. The applicant shall provide above -grade golf cart. <br />crossings on 6th Avenue S.W. and 23rd Street S.W. <br />b. The applicant shall provide 5' wide sidewalks along its <br />corresponding Thoroughfare Plan (collector) roadway <br />frontages. <br />2. <br />WAS _M <br />E' <br />� ss. <br />C. The applicant shall dedicate 25' of additional right-of- <br />way for 8th Avenue S.W. and 60' right-of-way for 6th <br />Avenue S.W., north of 23rd Street S.W., as <br />noncompensable right-of-way dedications. <br />d. The project shall utilize street number designations-, to. - <br />be assigned by the planning staff in accordance with <br />Chapter 951 standards. <br />e. Prior to obtaining corresponding land development permits <br />for the project's Preliminary PD phases: <br />- (1) The applicant shall obtain corresponding Wetlands <br />Resource Permits. <br />r (2) The applicant shall obtain corresponding Initial <br />Concurrency Certificates. <br />f. Prior to approval of any preliminary PD plan, the <br />applicant shall obtain final approval from the County <br />Traffic Engineer of the project's traffic study. The <br />applicant shall provide all required improvements <br />delineated in the approved traffic study as stated in the <br />approved traffic study. <br />g.
