McCoy, AICD <br />Senior Planner, Current Development <br />DATE: December 30, 1991 <br />SUBJECT: First Church of the Nazarene's Request for Special <br />Exception Approval for a Church Expansion <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of January 14, 1992. <br />DESCRIPTION AND CONDITIONS: <br />Peterson and Votapka, Inc. has submitted an application for major <br />site plan and special exception use approval to construct a church <br />building expansion at 1280 27th Avenue. The existing church is <br />located on the east side of 27th Avenue, just north of 12th Street. <br />The subject property is zoned RS -6 which requires special exception <br />approval to construct or expand a place of worship. <br />Pursuant to Section 971.05 of the LDRs, the Board of County <br />Commissioners is to consider the appropriateness of the requested <br />use based on the submitted site plan and the suitability of the <br />site for that use. The Commission is then to approve, approve with <br />conditions or deny the request to expand the special exception use. <br />The County may attach any conditions and safeguards necessary to <br />mitigate impacts and to ensure compatibility of the use with the <br />surrounding area. <br />At its December 12, 1992 meeting)the Planning and Zoning Commission <br />voted 5 to 0 to recommend special exception use approval to the <br />Board of County Commissioners and granted major site plan approval <br />contingent upon special exception use approval by the Board of <br />County Commissioners. Thus, if the Board grants special exception <br />approval, the major site plan approval will become effective. <br />ANALYSIS: <br />1. Size of Development Area: <br />2.
