Tworek <br />Senior Planner, g ge Planning <br />DATE: <br />December 19, 1991 <br />RE: <br />MILLS REQUEST TO REZONE APPROBIMATELy 112.5 ACRES FROM A- <br />1 TO RS -3 (RZON-91-10-0096) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of January 14, 1992. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 112.5 acres from A-1, <br />Agricultural District (up to 1 unit/5 acres), to RS -3, Single - <br />Family Residential District (up to 3 units/acre). The subject <br />property is located on the north side of 8th Street, east of 58th <br />Avenue (Rings Highway). The property is owned by Bobby J. Hiers. <br />The applicant, Bill Mills, intends to develop the property with <br />single-family residences. <br />On December 12, 1991, the Planning and Zoning Commission voted 5-0 <br />to recommend the approval of this request to rezone to RS -3. <br />Existing Land Use Pattern <br />The subject property is vacant land with a single family residence; <br />it is currently zoned A-1, Agricultural District. Adjacent <br />properties to the west and south of the subject property are also <br />zoned A-11 and contain single family residences and active citrus <br />groves. North of the subject property is the Rain Tree Corner <br />Subdivision, which is zoned RS -38 Single -Family Residential <br />District (up to 3 units/acre). To 'the east of the subject property <br />is the Laurel Oaks Subdivision, which is zoned RS -3. The area <br />located to the southeast of the subject property is zoned A-1 and <br />contains two single family residences. <br />Future Land Use Pattern <br />The entire ±12.5 acres of the subject property and all adjacent <br />properties lie within the L-1, Low -Density Residential - 1 (up to <br />3 units/acre) land use designation.
