Traffic Circulation: The addition will have no effect on the <br />overall project's traffic circulation plan. The area covered <br />by the proposed preliminary plat' will be accessed by an <br />existing project entrance on S.R. A.1.A. The interior project <br />road will be extended to the north to access the proposed lots <br />to be contained within the 3.5 acre addition. <br />9. Stormwater Management: The revised conceptual stormwater plan <br />has been reviewed and approved by the Public Works Department. <br />The Public Works Department will perform a detailed drainage <br />review when the land development permit for the proposed <br />preliminary PRD plan is reviewed. The land development permit <br />process will ensure that the proposed addition has an adequate <br />stormwater system that is integrated into the overall PRD <br />project stormwater system. <br />10. Dedication and Improvements: The applicant has agreed to the <br />following dedication and improvements: <br />(A) The comprehensive sidewalk and bikeway plan requires that <br />a 5' public sidewalk be constructed along the S.R. A -1-A. <br />frontage of the 3.5 acre addition. This sidewalk <br />improvement is to be treated as a required subdivision <br />improvement, and will have to be either constructed or <br />bonded -out in accordance with applicable subdivision <br />ordinance provisions. <br />(B) The County's thoroughfare plan classifies S.R. A -1-A as <br />a principal arterial roadway requiring 120' of right-of- <br />way. Presently 100' of right-of-way exists for S.R. A -1- <br />A, requiring the dedication of an additional 10' from the <br />3.5 acre addition, which has been depicted on the <br />Preliminary PRD plan. <br />11. Recreation Area Required: 4.8 acres (based on total <br />number of project units: no <br />change) <br />Provided: 215.8 (provided with previously <br />approved conceptual plan, no <br />change) <br />12. Environmental Concerns: Since the overall project is greater <br />than 5 acres in size, the project is subject to the native <br />upland set aside requirement. Pursuant to section 929.05, 15% <br />of the native upland habitat on the site must be set aside in <br />a conservation easement. The conservation easement indicated <br />on the preliminary plat exceeds the 15% requirement. Prior to <br />approval of the final plat covering the area of the addition, <br />or on the final plat, a conservation easement meeting the <br />requirements of LDR section 929.05 must be dedicated to the <br />county. <br />13.
