� � r <br />Commissioner Wheeler felt that a fair rental rate is difficult <br />to judge because the market for leasing space is poor. <br />Commissioner Bird felt that it would not cost the quoted <br />figure of $4.50 to maintain a vacant building, and Chairman Eggert <br />thought it is not to our advantage to leave it empty. <br />Commissioner Scurlock thought most other commercial space <br />would be more heavily impacted by this type of use, but <br />Commissioner Bird predicted the importance of this building will <br />increase with the new railroad crossing. <br />Henry Muller reminded the Board that it is only a 3 -year <br />lease. <br />Commissioner Bowman led a discussion about repairs to the <br />building. <br />General Services Director Dean reported the roof is in need of <br />repair or replacing and we have a preliminary estimate of $18,000 <br />to replace the roof, which is not in this year's budget. <br />Chairman Eggert suggested we would have to take that into <br />consideration if we sold it or leased it to anybody else. <br />Commissioner Bird and Administrator Chandler advised that it <br />could be sold as is, or replacement of the roof included in an <br />exchange for a longer term lease. <br />Administrator Chandler advised that based on the market and <br />the economy, it is in our best interest to lease this building to <br />a willing tenant for three yearstand when the economy improves, put <br />it back on the market. <br />Mr. Muller cited his experience with roofs and assured the <br />Board that they could stretch its life over the next three years <br />with appropriate patching and remedial work. He further stated the <br />Coalition will make every effort to avoid any additional expense to <br />the County. <br />Commissioner Bird asked Commissioner Scurlock to clarify his <br />motion. <br />Commissioner Scurlock confirmed his motion is for staff to <br />negotiate a lease to be presented to the Board for approval. <br />Commissioner Bird wanted the opportunity to see how the <br />numbers come back before a lease is approved to be sure this is a <br />prudent use of the building. <br />THE CHAIRMAN CALLED FOR THE QUESTION. <br />It was voted on and carried unanimously. <br />Mr. Muller indicated that there are surplus desks and chairs <br />in the building and requested they be included in the lease because <br />the Coalition is working with minimum funds. <br />45 <br />P,OOK <br />
