AND MILLS REQUEST TO REZONE <br />ACRES FROM A-1 TO RS -3 AND RM -8 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of March -10, 1992. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 46.26 acres of land <br />located east of 90th Avenue, between 12th Street and 8th Street. <br />The request includes three parcels, all of which are currently <br />zoned A-11 Agricultural District (up to 1 unit/5 acres). Parcel #1 <br />is located on the south side of 12th Street, east of 90th Avenue <br />and contains approximately 10 acres. Parcel #2 is located on the <br />northeast corner of 90th Avenue and 8th Street and contains <br />approximately 35.65 acres. Parcel #3 is a small hiatus strip of <br />land located along the western boundary of parcel #1 and contains <br />approximately 0.61 acres. The property is owned by Anderton <br />Investments, Inc. and Charles Sullivan. The applicant, Bill Mills, <br />is requesting that Parcels .# 1 and #3 be rezoned from A-1 to RM -8, <br />Multiple -Family Residential District (up to 8 units/acre) and that <br />Parcel #3 be rezoned from A-1 to RS -31 Single -Family Residential <br />District (up to 3 units/acre). The purpose of this request is to <br />secure the zoning necessary for developing the property with <br />single-family and multiple -family residential uses. <br />On January 23, 1992, the Planning and Zoning Commission approved <br />staff's recommendation and voted 6-0 to recommend that the Board of <br />County Commissioners approve the rezoning of Parcel 2 to RS -3, <br />Single -Family Residential District, as requested by the applicant, <br />and voted to recommend the rezoning of Parcels 1 and 3 to RM -6, <br />Multiple -Family Residential District, instead of RM -8 as requested <br />by the applicant.. <br />Existing Land Use Pattern <br />The subject property, which includes all three parcels, consists of <br />vacant land zoned A-1, Agricultural - 1 District (up to 1 unit/5 <br />acres). Land to the north of parcels 1 and 3 is developed as Phase <br />III of the Heron Cay mobile home development, which is currently <br />zoned RMH-8, Residential Mobile Home District (up to 8 units/acre). <br />West of Parcels 1 and 3 is the Calvary Baptist Church, zoned RS -1, <br />Single -Family Residential District (up to 1 unit/acre), vacant land <br />zoned A-1, and single-family residences zoned A-1.
