L� <br />At' its February 13, 1992 meeting, the Planning and Zoning <br />Commission unanimously voted to recommend that the Board of County <br />Commissioners grant special exception use approval with the <br />condition outlined in staff's recommendation as it appears at the <br />end of this report. <br />ANALYSIS: <br />1. Size of Development Area: 118,876 sq. ft. (entire <br />residential center site) <br />2. Zoning Classification: RM -6 Residential Multi -family (up to <br />6 units per acre) <br />NOTE: the RM -3 zoning district <br />standards apply to the site, as <br />described above. <br />3. Land Use Designation: L-1 Low Density 1 (up to 3 units per <br />acre) <br />4. Building Area: <br />Existing: 15,618 sq. ft. <br />Proposed: 1,066 sc. ft. <br />Total: 16,684 sq. ft. <br />5. Total Impervious Area: <br />Existing: 28,154 sq. ft. <br />Proposed: 809 sc. ft.* <br />Total: 281963 sq. ft. <br />*Note: the proposed building addition is being <br />constructed over an area of which a portion is <br />already impervious. <br />6. Open Space Required: 40% <br />Provided: 75% <br />7. Traffic Circulation: This development will not affect the <br />existing traffic circulation pattern. However, this portion <br />of the project is accessed by a roadway (33rd Street) that has <br />a sub -standard width. Pursuant to the county's road paving <br />requirements (section 952.09(5)(c)1 of the LDRs), the <br />applicant must escrow its fairshare for the future widening of <br />a 310' section ( the applicant's frontage) of 33rd Street prior <br />to the issuance of a Certificate of Occupancy for the dining <br />room addition. The applicant has agreed to escrow for the <br />future road widening. <br />8. Off -Street Parking: No additional off-street parking is <br />required. <br />9. Stormwater Management: The Stormwater Management Plan has <br />been approved by the Public Works Department. <br />10.
