F. The facility shall satisfy all applicable off-street <br />parking requirements of Chapter 954. The facility shall <br />meet or exceed all open space requirements for the <br />respective zoning district. <br />G. The maximum capacity of such facilities shall not exceed <br />the applicable number permitted by the department of <br />health and rehabilitative services. <br />H. Group home permits are transferable. If the type of <br />resident/client changes or the resident capacity <br />increases to such an extent that it would raise the <br />facility to a higher level group home as distinguished by the <br />definition, the facility must be reevaluated for an <br />administrative permit or special exception approval. <br />The special exception use application and plans satisfy these <br />specific land use criteria. <br />13. Surrounding Land Use and Zoning: <br />North: Hospital/MED <br />South: Single-family Homes/RS-3 <br />East: Vacant/RS-3 <br />West: Grove/RS-3 <br />RECOMMENDATION: <br />Based on the analysis performed, staff recommends that the Board of <br />County Commissioners grant special exception approval for the <br />dining room addition with the following condition: <br />1. that prior to the issuance of a certificate of occupancy for <br />the dining room addition, the applicant shall escrow its <br />fairshare of the cost of the future widening of 310' of 33rd <br />Street. <br />Chairman Eggert opened the Public Hearing, and asked if anyone <br />wished to be heard in this matter. There being none, she closed <br />the Public Hearing. <br />e <br />ON MOTION by Commissioner Bowman, SECONDED by <br />Commissioner Wheeler, the Board unanimously granted <br />special exception approval for the dining room addition <br />with the condition that prior to the issuance of a <br />certificate of occupancy for the dining room addition, <br />the applicant shall escrow its fair share of the cost of <br />the future widening of 310 feet of 33rd Street. <br />25 <br />MAR 0 199 <br />
