Rison �tV <br />Staff Planner, Current Development <br />DATE: <br />March 30, 1992 <br />SUBJECT: <br />FINAL PLAT APPROVAL FOR THE GROVE SUBDIVISION <br />SD -88-11-021 <br />#92020103 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of April T, 1992. <br />DESCRIPTION AND CONDITIONS: <br />The Grove Subdivision is a proposed 68 lot residential subdivision <br />of a 38.9 acre parcel of land located on the northwest corner of <br />43rd Avenue S.W. and 13th Street S.W. The subject property is <br />zoned RS -3, Single -Family Residential (up to 3 units per acre) and <br />has an L-1, Low Density Residential 1 (up to 3 units per acre) land <br />use designation. The proposed density for the subdivision is 1.75 <br />units per acre. <br />On August 9, 1990, the Planning and Zoning Commission granted <br />preliminary plat approval for The Grove Subdivision. A Land <br />Development Permit for the project was subsequently issued by the' <br />Public Works Department. The developer, The Grove of Vero, Inc., <br />is now requesting final plat approval, and has submitted the <br />following: <br />1. A plat in conformance with the originally approved preliminary <br />plat; <br />2. An Engineer's Certified Cost Statement for Construction of the <br />Completed Subdivision Improvements; <br />3. A Warranty/Maintenance Agreement for the Required Subdivision <br />Improvements; <br />4. A Bill of Sale for Utilities Facilities for the subdivision's <br />installed water system; and <br />5. A security agreement, acceptable to the County Attorney's <br />Office, to guarantee the submitted Warranty/Maintenance <br />Agreement and Bill of Sale. <br />19 <br />BOOK <br />I <br />
