APR 28 J992 <br />BOOK F'NEE <br />Existing Land Use Pattern <br />The subject parcel is undeveloped and presently zoned RS -6, Single - <br />Family Residential District (up to 6 units/acre). Immediately <br />north is the Treasure Coast Village Subdivision, a substantially <br />built -out residential subdivision also zoned RS -6. Immediately <br />east of Treasure Coast Village is Pineview Park, another <br />substantially developed residential subdivision zoned RS -6. To the <br />south across 45th Street, the property is zoned RM -10, Multiple - <br />Family Residential District (up to 10 units/acre). Part of this <br />RM -10 zoned property, the portion at the southeast corner of 43rd <br />Avenue and'45th Street, is vacant. Adjacent and to the east of the <br />vacant RM -10 tract is the Briarwood Apartment complex, a 45 -unit <br />low income housing complex constructed with Farmer's Home <br />Administration financial assistance. <br />All property west of 43rd Avenue <br />occupies the south side of 45th <br />partially developed residential <br />side. <br />Future Land Use Pattern <br />is zoned RS -6. This land use designation permits a <br />variety of medium density residential uses up to 10 units/acre. <br />Transportation <br />The subject property has access on three roadways, including 43rd <br />Avenue, 45th Street and 40th Avenue. Forty-third (43rd) Avenue is <br />classified as an urban minor arterial roadway on the future roadway <br />thoroughfare plan map. This segment of 43rd Avenue is a two lane, <br />paved road with approximately sixty (60) feet of public road right- <br />of-way. <br />ight- <br />of-way. <br />Forty-fifth (45th) Street, or North Gifford Road, is classified as <br />a collector road on the future roadway thoroughfare plan map. This <br />segment of 45th Street is a two lane paved road with approximately <br />sixty (60) feet of public road right-of-way. <br />The third road, 40th Avenue, is not considered a thoroughfare <br />roadway and is therefore classified as a local road. This segment <br />of 40th Avenue is a two lane paved road with approximately sixty <br />(60) feet of public road right-of-way. <br />Environment <br />According to the Flood Insurance Rating Maps (FIRM), the subject <br />property is located outside the 100 year floodplain and is <br />designated as X on the FIRM. <br />Vegetation on the subject property is typical to pine flatwoods. <br />The dominant trees on site are slash pines (Pinus elliotii), and <br />most of these are concentrated on the eastern half of the ±4.8 acre <br />parcel. A cursory review by environmental planning staff indicates <br />that no wetlands exist on-site. <br />Utilities and Services <br />The site is located within the North County Water Service Area; <br />however, the site is currently serviced by the South County Water <br />Plant.
