Rison dl <br />Staff Planner, Current Development <br />DATE: April 21, 1992 <br />SUBJECT: FINAL PLAT APPROVAL <br />SD -92-01-002 <br />#91100112-009 <br />FOR THE SEASIDE SUBDIVISION <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of April 28, 1992. <br />DESCRIPTION AND CONDITIONS: <br />The Seaside Subdivision is a proposed 15 lot oceanfront residential <br />subdivision of a 6.27 acre parcel of land located immediately north <br />of the existing St. Christopher Beach Subdivision on the east side <br />of S.R. A.1.A. The subject property is zoned RS -31 Single -Family <br />Residential (up to 3 units per acre) and has an L-1 Low Density <br />Residential 1 (up to 3 units per acre) land use designation. The <br />proposed density for the subdivision is 2.4 units per acre. <br />On December 12, 1991, the Planning and Zoning Commission granted <br />preliminary plat approval for the Seaside Subdivision. The <br />developer, Legend Builders and Drywall, Inc., has obtained a Land <br />Development Permit for the subdivision and is now requesting final <br />plat approval for the subdivision. The applicant has submitted the <br />following: <br />1. A plat in conformance with the originally approved preliminary <br />plat; <br />2. An Engineer's Certified Estimate to Complete Construction of <br />the Required Subdivision Improvements; <br />3. A Contract for Construction of Required Subdivision <br />Improvements; and <br />4. <br />APR 28 `M2 <br />A security agreement, acceptable to the County Attorney's <br />Office, to guarantee the submitted Contract for Construction. <br />3 <br />-I r <br />
