Request to Amend the Comprehensive Plan to <br />Redesignate ±20 Acres from L-1 to Hospital/Commercial <br />Node and to Rezone Approximately 29.05 Acres to MED <br />(LURA -91-07-0177) (CPA-123/ZC-311) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of May 5, 1992. <br />DESCRIPTION AND CONDITIONS <br />This is a' request to amend the Comprehensive Plan and to rezone <br />Property. The subject property is located on the 600 block of 37th <br />Street and is presently owned by Ames, et. al., as Trustees. The <br />land includes a total of ±29.05 acres; ±20 acres of the property <br />are currently located outside the Hospital/Commercial Node <br />boundary. <br />The request involves changing the land use designation for ±20 <br />acres from L-1, Low -Density Residential (up to 3 units per acre) to <br />Hospital/Commercial Node, and rezoning ±29.05 acres from RS -3, <br />Single -Family Residential District (up to 3 units per acre) and RM - <br />3, Multiple -Family Residential District (up to 3 units per acre) to <br />MED, Medical District. This request is considered an expansion of <br />the U.S. #1 and 37th Street Hospital/Commercial Node. The purpose <br />of the request is to develop the property with medical uses. <br />On September 26, 1991, <br />as the Local Planning <br />Purpose of making a <br />Commissioners. At that <br />voted 6-0 to recommend <br />amendment request. <br />the Planning and Zoning Commission, acting <br />Agency, conducted a public hearing for the <br />recommendation to the Board of County <br />meeting, the Planning and Zoning Commission <br />the transmittal of the proposed land use <br />On November 12, 1991, the Board of County Commissioners voted 5 to <br />0 to transmit the above -referenced land use amendment to the <br />Florida Department of Community Affairs (DCA), and announced their <br />intention to hold a final public hearing concerning this amendment. <br />- DCA Objections <br />Planning staff received DCA's Objections, Recommendations, and <br />Comments (ORC) Report on March 9, 1992. For this <br />osed <br />amendment, the DCA ORC Report contained one objection baseduponinconsistency with state law (9J-5, FAC, and 163 F.S.), and one <br />objection based upon inconsistency with the state comprehensive <br />plan.
