McCoy, AICP <br />Senior Planner, Cur dt Development <br />DATE: June 15, 1992 <br />SUBJECT: Windsor Properties Inc.'s Request for Final Plat Approval <br />for Windsor Beachside Plat I <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of June 23, 1992. <br />DESCRIPTION AND CONDITIONS: <br />On February 18, 1992, the Board of County Commissioners approved a <br />conceptual PRD plan amendment to add 3.5 acres of property to the <br />Windsor development. These 3.5 acres are part of a proposed 8.9 <br />acre, 5 lot subdivision located on the north side of the Windsor <br />development between S. R. A.1.A. and the Atlantic Ocean. Along with <br />the conceptual PRD plan amendment, preliminary PRD plat approval <br />was granted for the 8.9 acre, 5 lot subdivision. The applicant has <br />now submitted for final plat approval for the subdivision, Windsor <br />Beachside Plat I, which includes 5 single family lots and a <br />recreation tract. <br />ANALYSIS: <br />The owner's agent, McQueen and Associates, Inc., is requesting <br />final plat approval and has submitted the following: <br />1. A final plat in conformance with the approved preliminary PRD <br />plat; <br />2. A completed Contract for Construction of Remaining Required <br />Improvements; <br />3. An Engineer's Certified Cost Estimate for the remaining <br />required improvements; and <br />4. An appropriate security arrangement acceptable to the County <br />Attorney's Office. <br />ANALYSIS: <br />None of the required subdivision improvements have been <br />constructed. The applicant is proposing to "bond -out" for the <br />required subdivision improvements as provided for in the County's <br />Land Development Regulations. The Public Works and Utility <br />Services departments have reviewed and approved the submitted <br />Engineer's Certified Cost Estimate and corresponding letter of <br />credit amount.
