INDIAN RIVER COUNTY ORDINANCE NO. 94_24 <br />AN ORDINANCE OF THE BOARD OF COUNTY COMMISSIONERS OF INDIAN <br />RIVER COUNTY, FLORIDA ESTABLISHING A NEW ZONING DISTRICT TO <br />BE KNOWN AS THE MED, MEDICAL DISTRICT; CREATING SECTION <br />18.1 OF APPENDIX A TO THE CODE OF LAWS AND ORDINANCES OF <br />INDIAN RIVER COUNTY, FLORIDA, KNOWN AS THE COUNTY'S ZONING <br />CODE; PROVIDING FOR PERMITTED USES; SPECIAL EXCEPTION USES; <br />BUILDING HEIGHT LIMITS, MINIMUM LOT SIZES, LOT COVERAGE <br />AND YARD SETBACK REQUIREMENTS; PROVIDING FOR REPEAL OF <br />CONFLICTING ORDINANCES; CODIFICATION; SEVERABILITY; AND <br />EFFECTIVE DATE <br />BE IT ORDAINED BY THE BOARD OF COUNTY COMMISSIONERS OF <br />INDIAN RIVER COUNTY, FLORIDA, that: <br />SECTION 1 , <br />Section 18.1 of Appendix A to the Code of Laws and <br />Ordinances of Indian River County, Florida, known as the Zoning <br />Code, is hereby created to read as follows: <br />Section 18..1•- MED, Medical District: <br />(a) The MED, Medical District is intended to implement the <br />Comprehensive Plan policies for managing the development of the <br />major portions of lands designated as part of a hospital/commer- <br />cial node, to provide a variety of uses which support a major <br />medical facility, and to protect such major medical facility <br />from encroachment by land uses which may have an adverse effect <br />on the operation and potential expansion of the facility. Land <br />uses that could cause an adverse effect would generally include <br />those uses that are likely to be objectionable to neighboring <br />properties because of noise, vibration, odors, smoke, amount of <br />traffic attracted or generated, or other physical manifestations. <br />These Medical District Regulations are intended to protect, <br />promote, and improve the public health, safety, comfort, order, <br />appearance, convenience, and general welfare of the inhabitants <br />of this district and its environs. Because of the nature of <br />this district, review and approval of a site plan, in accordance <br />with Section 23 of this ordinance, will be required for permitted <br />and special exception uses. <br />(b) Permitted Uses. In this district a building or premises <br />may be used for the following purposes: <br />(1) General and specialty hospitals. <br />-1- <br />
