McCoy/- N` <br />Senior Planned Current Development <br />DATE: August 14, 1992 <br />SUBJECT: Grand Harbor Request for Final Plat Approval for the Golf <br />Course Maintenance Tract to be Known as Plat 9 <br />PD -86-06-008 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of August 25, 1992. <br />DESCRIPTION AND CONDITIONS: <br />On August 7, 1989, the Board of County Commissioners granted <br />special exception approval to add 4 acres to the Grand Harbor <br />Development and granted preliminary PRD approval for the Grand <br />Harbor Golf Maintenance facility on a 4.91 acre site which included <br />the 4 acres added to the Grand Harbor Development. All <br />construction, except a deceleration lane has been completed in <br />accordance with the approved PRD plans. The deceleration lane is <br />a site related improvement which will be used to provide access to <br />the facility when Phase IV of the for Indian River Boulevard is <br />complete. Currently, an approved temporary driveway provides <br />access to the subject site. The deceleration lane will be <br />constructed within 6 months of completion of Phase IV of Indian <br />River Boulevard. The developer has submitted a Developer's <br />Agreement for the deceleration land and posted security to <br />guarantee the Agreement. The subject property is zoned RM -6, <br />Multi -Family Residential (up to 6 units per acre) and has an M-1, <br />Medium -Density Residential 1 (up to 8 units per acre) land use <br />designation. <br />This development was reviewed and approved under the old Land <br />Development Regulations (LDRs). However, both past and current <br />Land Development Regulations require all property within a PRD or <br />PD be platted. This plat will create a tract for the golf course <br />maintenance facility which is accessory to the overall Grand Harbor <br />DeveloDment.
