McCoy, AICP <br />Senior Planner, Current Development <br />DATE: August 14;-1992 <br />SUBJECT: Perry Fulford's Request for Special Exception Use <br />Approval to Construct an Agricultural Business (Grove <br />Maintenance Service) Facility <br />If is requested that the data herein -presented be given -formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of August 25, 1992. <br />PROPOSED DEVELOPMENT AND LOCATION: <br />Mosby & Associates, Inc. has submitted a major site plan and <br />special exception use application on behalf of 'Perry Fulford to <br />construct an agricultural business (grove maintenance service) <br />facility at 1450 74th Avenue S.W. The subject property is located <br />on the east side of 74th Avenue S.W. approximately } mile south of <br />9th Street S.W. and is zoned A-1. Because agricultural businesses <br />require special exception use approval in the A-1 district, special <br />exception use approval is required for the proposed use of the <br />site. <br />The applicant will be operating a grove maintenance service from <br />the site. The business will service several groves located <br />throughout the county under the applicant's ownership, lease <br />interest, or contract/agreement to maintain. Grove maintenance <br />services are considered an agricultural business pursuant to <br />Sections 971•.08(1) and 911.06(4) of the Land Development <br />Regulations (LDRs). <br />Pursuant to Section 971.05 of the LDRs, the Board of County <br />Commissioners is to consider the appropriateness of the requested <br />use based on the submitted site plan and the suitability of the <br />site for that use. The Board may approve, approve with conditions <br />or deny the special exception use. The County may attach any <br />conditions and safeguards necessary to mitigate impacts and to <br />ensure compatibility of the use with the surrounding area. <br />At its August 13, 1992 meeting, the Planning and. Zoning Commission <br />voted 4-0 to grant major site plan approval contingent upon special <br />exception use approval by the Board of County Commissioners and <br />recommended that the Board of County Commissioners grant special <br />exception use approval for an agricultural business. <br />23 <br />W 6 ,4 b �ol <br />GOOK !
