Traffic Circulation: The project will access 74th Avenue S.W. <br />via a 22' marl driveway. The 22' driveway width is required <br />pursuant .to Section 952.12(5) of the LDRs. The 22' wide <br />driveway is to be provided by the applicant by improving an <br />existing 10' wide driveway which is now shared with the .owner <br />of the adjacent property. <br />Improvements to this shared driveway will encroach onto the <br />property adjacent and to and south of the subject site. To <br />establish the legal authority to construct and maintain the <br />driveway improvements, the Attorney's Office has indicated <br />that the applicant must establish a joint -access easement <br />between the applicant and the owner of the property to the <br />south, prior to site plan release. <br />8. Off-street Parking Required: 15 spaces <br />Provided: 15 spaces <br />Note: The parking and driveway areas will be stabilized <br />and constructed of marl. Pursuant to the Section <br />954.10(3) parking ordinance provisions in effect at the <br />time of the review of this proposal, the county engineer <br />has determined that the proposed marl surface is <br />appropriate and allowable for the proposed agricultural <br />use. <br />9. Stormwater Management: The stormwater management plans have <br />been approved by the Public Works`Department, and Public Works <br />has indicated that a type "A" stormwater permit will be issued <br />for the project. <br />10. Landscape Plan: The landscape plan is in conformance with the <br />requirements of Chapter 926. <br />11. Utilities: The project will utilize an on-site well and <br />septic tank system. These utility provisions have been <br />approved by the County Department of Utility Services and <br />Environmental Health Department. <br />12. Dedication & Improvements: None are applicable. <br />13.
