,11 <br />ORIGINAL <br />EXHIBIT "A" <br />LEASE AGREEMENT <br />THIS AGREEMENT, entered into this 12 day of February <br />1991 between INDIAN RIVER COUNTY, FLORIDA, a political sub- <br />division of the State of Florida, hereinafter called the Lessor, and <br />FRIENDS OF THE LIBRARY, a non profit corporation organized under <br />the laws of Florida, herein called the Lessee. <br />WITNESSETH, that in consideration of the covenants herein <br />contained, on the part of the said Lessee to be kept and performed, <br />the said Lessor does hereby demise and lease to the said Lessee a <br />portion of the Main Public Library of Indian River County located at <br />1600 - 21st Street in the City of Vero Beach, Florida. Said leased <br />premises to consist of 720 square feet as designated by the Librarian. <br />Said leased premises are hereby demised unto said Lessee from the <br />1st day of February, 1991 to the 1st day of February, 1992. <br />Renewals shall be for one year and shall be automatic unless notice to <br />cancel this lease is given by either party within 60 days of the date <br />of renewal or unless an increase in rent is occasioned by an increase <br />in maintenance costs or other facts in which case an addendum <br />reflecting the new rental rate shall be executed. <br />Said Lessee shall pay an annual rent of $1,800.00, payable on <br />the first of February. <br />The Lessor covenants with the Lessee that the Lessee paying the <br />rent when due aforesaid, shall peacefully and quietly use, occupy and <br />possess the said premises for the full term of this lease without let, <br />hindrance, eviction, molestation or interruption whatever, except as <br />provided below, and the said Lessee covenants with the Lessor: <br />1. To pay said rent at the times at which the same is made <br />payable. <br />2. To maintain tenants' contents and liability insurance for the <br />duration of the lease. <br />3. Not to suffer to commit any waste of the premises, nor make any <br />unlawful, improper or offensive use of same. <br />4. Telephone service, if any, shall be the sole responsibility of the <br />Lessee. <br />
