Rison On . <br />Iv <br />Staff Planner, Current Development <br />DATE: November 10, 1992 <br />SUBJECT: FINAL PLAT APPROVAL FOR 1'THE OCEAN WAY SUBDIVISION <br />SD -90-05-008 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of November 17, 1992. <br />DESCRIPTION AND CONDITIONS: <br />The Ocean Way Subdivision is a proposed 12 lot residential <br />subdivision of a 15.48 acre parcel of land located immediately <br />north of the Windsor development on the west side of S.R. A.1 -A. <br />The subject property is zoned RS -3, Single -Family Residential <br />District (up to 3 units per acre) and has an L-1 Low Density <br />Residential 1 (up to 3 units per acre) land use designation. The <br />proposed density for the subdivision is 2.18 units per acre. <br />On April 12, 1990 the Planning and Zoning Commission granted <br />preliminary plat. approval for the Ocean Way Subdivision. The <br />developer, Andrew Machata, obtained a Land Development Permit for <br />the subdivision and completed the necessary subdivision <br />improvements. The developer is now requesting final plat approval <br />for the subdivision. The applicant has submitted the following: <br />1. A plat in conformance with the originally approved preliminary <br />plat; <br />2. A copy of -the Certificate of Completion for Required <br />Subdivision Improvements. <br />ANALYSIS: <br />The required subdivision improvements have been completed by the <br />developer and the developer has obtained a Certificate of <br />Completion from the Public Works Department. The developer is not <br />required to submit a Warranty/Maintenance Agreement and post <br />security as the subdivision's improvements are to be privately <br />dedicated to the property owners and not dedicated to the county. <br />The developer has complied with the appropriate requirements to <br />obtain final plat approval. -. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant final <br />plat approval for the Ocean Way Subdivision. <br />16 <br />
