Development of the Subject Property <br />BOOK 88 F'GE <br />40 <br />At approximately 6.3 and 8.8 acres, both parcels comprising the <br />subject property are large enough to subdivide. The southern <br />parcel could accommodate up to 18 single- or multiple -family homes, <br />while the northern parcel could accommodate 26. The parcels are <br />also large enough to provide a buffer from U.S. Highway #1. Berms, <br />walls, fences, and/or vegetative buffers could be used to shield <br />_homes on the site from the lights, traffic, and noise 'of U.S. <br />Highway #1. The feasibility of this kind of development is <br />demonstrated by the many single- and multiple -family homes and <br />developments along U.S. Highway #1. Some examples of these are <br />Garden Grove, Grove Isle, Vista Royale, and Vista Garden. Numerous <br />other uses, especially recreational uses, are also permitted on the <br />subject property, given its present land use and zoning <br />designations. <br />Conclusion <br />The subject property is in an area designated for low density <br />residential development. This allows single- and multiple -family <br />homes, either of which would be feasible on the site. Although the <br />current residential designation is compatible with the approved and <br />projected residential developments to the north and east, the <br />requested designation is not compatible with surrounding uses. In <br />addition, the requested designation conflicts with Future land Use <br />Policies 1.21, 1.23, and 13.3. <br />For these reasons, neither staff nor the Planning and Zoning <br />Commission supports the request to change the site's current land <br />use designation. <br />Recommendation <br />Based on the analysis performed, staff recommends that the Board of <br />County Commissioners deny transmittal of this land use amendment to <br />the Department of Community Affairs and deny the request to rezone. <br />Attachments <br />1.
