piece on Old Dixie Highway, and she hoped the Board would look at <br />the entire length of Old Dixie Highway. She wanted to stress that <br />she didn't buy her property to make a profit; she bought it for the <br />- reason of making a home for her three children. She didn't feel <br />the property was- suited for residential any longer because the area <br />is all fenced in and children have to play in their own yards. She <br />understood the objections of the nearby residents and their desire <br />to see their property buffered from Old Dixie Highway, but she <br />believed they are too close to Old Dixie Highway to buffer <br />anything. She urged the Board to rezone their property to <br />commercial. <br />Trevor Smith, owner of the most northern piece of the subject <br />property, strongly objected to Mr. Brubaker's remark that all the <br />property owners have purchased this property for gain or <br />speculation. He emphasized that this property has been in his <br />family for 24 years. His sister lived on the property for many <br />years; she had 3 children, but it became very difficult to live <br />there and she moved to another residential area. He tried renting <br />the home out, but people didn't want to rent there with all the <br />traffic and commercial use. As time went on, the house was <br />vandalized and the Code Enforcement people said to either fix it up <br />or take it down. However, he could not get any loans to fix up the <br />residence and opted to knock his house down. Mr. Smith noted that <br />he has been paying -taxes for 3 years on this vacant lot that cannot <br />be used for anything as long as it remains in residential zoning. <br />There are nice homes back in Ridge Acres, but they have the <br />opportunity to come out on 10th Avenue whereas all of the owners on <br />Old Dixie only can get onto Old Dixie. He urged the Board to <br />approve the transmittal of their land use amendment request to <br />Tallahassee. <br />William Larson, 10th Avenue in Ridge Acres, maintained that <br />the area is still feasible for residential. He pointed out that <br />the northern -most lot does come to 10th Avenue, and across the <br />street from his lot are two undeveloped lots where he understands <br />the owner plans to build a new home on the two lots. In addition, <br />there is a new subdivision around on 9th Street. Mr. Larson felt <br />that everyone realizes that the west side of Old Dixie Highway is <br />residential and that the east side is commercial. He believed that <br />if this property is rezoned, the next group could come in and <br />continue the commercial all the way down Old Dixie Highway. He <br />urged the Board to stop the advance of commercial on the west side <br />of Old Dixie Highway. <br />Vance Walker, 10th Court, advised that his son owns Lot #30 in <br />10th Court and has a 20 -ft. easement.
