Hensick & Sons, Inc. Request to Rezone Approximately <br />39.58 acres from A-1 to RS -3 (RZON 92-09-0110) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of January 5, 1993. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 39.58 acres. The subject <br />property is located on the north side of 4th Street between 43rd <br />Avenue and 58th Avenue and is owned by Wm. Hensick & Sons, Inc. <br />The request involves rezoning the property from A-11 Agricultural <br />District (up to 1 unit/5 acres) to RS -3, Single -Family Residential <br />District (up to 3 units/acre). The purpose of this request is to <br />secure the. zoning necessary for developing the property with <br />single-family residential uses. <br />On November 12, 1992, the Planning and Zoning Commission voted 5-0 <br />to recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to RS -3. <br />Existing Land Use Pattern <br />The subject property and property to the north, south, and west are <br />zoned A-11 Agricultural District. The property to the east is <br />zoned RS -31 Single -Family Residential District, and is under the <br />same ownersfrip as the subject property. The subject property and <br />properties to the south, east, and west are currently used almost <br />exclusively for groves. The east half of the area north of the <br />subject property is an approximately 16 acre tract. This tract is <br />mostly uncleared and contains one single-family home. The west <br />half of the area north of the subject property. is also a large, <br />mostly uncleared tract. This tract contains a grove maintenance <br />facility. <br />Future Land Use Pattern <br />The subject property and all surrounding land is designated L-1, <br />Low -Density Residential, on the county future land use map.
