McCoy, AICD/1� <br />Senior Planner, Curfent Development <br />DATE: January 5, 1993 <br />SUBJECT: Michael O'Haire's Appeal of the Planning and Zoning <br />Commission's Decision to Grant Preliminary Plat Approval <br />for Sunset Pointe Subdivision <br />It is requested that the data herein presented -be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of January 12, 1993. <br />BACKGROUND <br />*Proposed Development <br />On. December 10, 1992, the Planning and Zoning Commission granted <br />preliminary plat approval with conditions for the Sunset Pointe <br />Subdivision (see attachment #8). Sunset Pointe is a proposed 7 lot <br />subdivision of a 5.64 acre parcel of land located on the barrier <br />island between, although not adjoining, the River Ridge Subdivision <br />and the Shorelands Subdivision. Mr. Jack. Krovocheck is the <br />developer and presently owns the Sunset Pointe tract and the <br />existing residence located on it. The residence will remain in <br />place but will not be included in the actual project plat area (see <br />attached graphics). The subject property runs from the Indian <br />River to S.R. A -1-A, and is zoned RS -3. As proposed, the <br />subdivision will have a density of 1.44 units per acre. <br />The project site has a small lagoon which extends into the subject <br />site from the Indian River. A portion of this lagoon has been <br />filled with the necessary approval of all jurisdictional <br />environmental agencies. Filling was done to create a better site <br />configuration for development as well as to enhance the <br />environmental characteristics of the lagoon. <br />Presently, there are "residential estate" tracts of land <br />immediately south and north of the proposed subdivision. The <br />existing lagoon separates the proposed subdivision from most of the <br />tract to the south, which contains the Luther residence. No <br />existing physical barrier separates the Sunset Pointe tract from <br />52 <br />
