McCoy /�* <br />Senior Planner Current Development <br />DATE: January 27, 1993 <br />SUBJECT: Indian River County's Request for Special Exception Use <br />Approval to Construct An Elevated Water Storage Facility <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of February 9, 1993. <br />DESCRIPTION AND CONDITIONS: <br />The H.F. Lenz Company has submitted an application on behalf of the <br />Indian River County Department Of. -Utility Services for minor site <br />plan and special exception use approval to construct a 130' <br />elevated water storage tank. The proposed tank will be located in <br />Roseland behind the existing Riverwalk Shopping Center, at 14001 <br />U.S. Highway #1. The subject property is zoned RM -6, which <br />requires special exception use approval for a water tower (limited <br />utility use). <br />Pursuant to Section 971.05 of the LDRs, the Board of County <br />Commissioners is to consider the appropriateness of the requested <br />use based on the submitted site plan and the suitability of the <br />site for that use. The Board may approve, approve with conditions <br />or deny the special exception use and may attach any conditions and <br />safeguards necessary to mitigate impacts and to ensure <br />compatibility of the use with the surrounding area. <br />The Technical Review Committee (TRC) has approved the applicant's <br />request for minor site plan approval. At its January 14, 1993 <br />meeting, the Planning and Zoning Commission voted unanimously to <br />recommend that the Board of County Commissioners approve the <br />special exception use. If the Board of County Commissioners <br />approves the special exception use request, then the minor site <br />plan approval will become effective. <br />ANALYSIS: <br />1.
