Traffic Circulation: The project will be 'accessed through the <br />rear of the existing Riverwalk Shopping Center over an <br />existing access easement. The project will utilize a 22' two- <br />way driveway to access the site. <br />S. Off -Street Parking: Required: 1 space <br />Provided: 1 space <br />It is anticipated that 1 vehicle per week will visit the site. <br />The one parking space will be provided on the proposed <br />stabilized, unpaved driveway. At its January 14, 1993 <br />meeting, the Planning and Zoning Commission determined that <br />the project is an infrequent use and approved the use of <br />unpaved, stabilized parking and driving areas pursuant to Land <br />Development Regulations Section 954.08(4). <br />9. Stormwater Management: The stormwater management plan meets <br />all minor site plan drainage criteria and has been approved by <br />the Public Works Department. <br />10. Landscape Plan: The landscape plan is in conformance with <br />Chapter 926, including Type "A" buffers on the north and west <br />sides of the subject development. All buffer and landscaping <br />requirements will be satisfied through the preservation of <br />existing vegetation. <br />11. Utilities: The facility will be unmanned; therefore, no <br />sanitary facilities will be required. <br />12. Dedications and Improvements: None are required. <br />13. Concurrency: No concurrency certificate is required for this <br />project, since no intensification of the site is proposed that <br />would substantially impact traffic, drainage, parks, solid <br />waste or utilities demand. <br />14. FAA Requirements: The applicant has filed notice with the FAA <br />for the construction of the tower. As of the writing of this <br />report, the FAA is currently reviewing the proposal to make a <br />determination on any lighting requirements. Prior to site <br />plan release (and thus, project construction), the applicant <br />will need to submit documentation to planning staff from the <br />FAA regarding the lighting requirements. Staff will ensure <br />that FAA requirements are satisfied. <br />15. Specific Land Use Criteria: <br />A. Between all above -ground facilities (except distribution <br />and collection facilities) and adjacent property having <br />a residential land use designation, a Type "B" buffer <br />(reduce to Type "C" where abutting a local roadway, <br />reduce to "D" buffer where abutting a thoroughfare plan <br />roadway) (with six-foot opaque screening) as specified in <br />Chapter 926, Landscaping, shall be provided; <br />24 <br />
