"SONNY" DEAN, DIRECTOR <br />DEPARTMENT OF GENERAL SERVI <br />SUBJECT: INDIAN RIVER COUNTY HEALTH CLINIC <br />HRS REQUEST LEASE SPACE <br />BACKGROUND: <br />In August 1991, on request from HRS, the Board authorized leasing <br />five offices or 430 square feet of space in the new County Health <br />Clinic. This lease commenced on December 17, 1991 and was for a <br />period of two years at a price of $10.75 per square foot. <br />The Department of Health and Rehabilitative Services has requested an <br />additional office of 120 square feet. This office would be used by a <br />Development Services Program Specialist which will be doing contract <br />management with vendor agencies in District XV. <br />Stephen Stoltz, Program Supervisor for Development Services in HRS, <br />has already contacted Dr. Berman, Director of the Indian River County <br />Health Unit to ascertain availability of the space and he had no <br />objections to the lease. <br />RECOMMENDATIONS: <br />Should the Board agree to lease the additional square footage, staff <br />would recommend an amendment to the present contract at the same rate <br />which expires on December 16, 1993. This equates to an additional <br />$107.50 revenue per month. <br />In December when the present lease expires, and HRS is still <br />interested in continuation and the Board is in agreement, it is <br />recommended that a new two year agreement be negotiated with a five <br />percent increase in the lease rate. <br />Commissioner Eggert asked, and Director Dean confirmed that <br />the rental charge covers the entire cost. Commissioner Eggert also <br />was concerned that the space which is intended for the dental <br />volunteer program remain available for them. Director Dean assured <br />her that the proposed space for HRS is a different area. <br />Chairman Bird asked whether staff compared this rental charge <br />with the other space that HRS is leasing, and Director Dean <br />responded that the other HRS location was used as a guide in <br />arriving at a price. <br />Commissioner Eggert thought the lease should be renewed with <br />an increase of at least five percent.
