15. Special exception criteria <br />facilities located in the <br />district: <br />BOOK 89 Pv 22 <br />for self -storage (mini storage) <br />CG (General Commercial) zoning <br />A. Storage unit areas shall not exceed fifteen (15) feet in <br />height from storage buildings; <br />B. - Storage units shall not exceed three hundred (300) square <br />feet in size. <br />C. Outdoor storage, other than for vehicles and boats, is <br />prohibited. Where outdoor storage of vehicles is to <br />occur, a type "C" bufferyard shall be provided between <br />the outside storage area and adjacent right-of-way and <br />adjacent properties. <br />D. All outdoor lights shall be shielded to direct light <br />glare only ont the self-service storage facility <br />premises. Light and glare shall be deflected, shaded and <br />focused away from all adjoining property; <br />E. Self-service storage facility sites shall not exceed <br />three -(3) acres gross area; <br />F. Quarters for resident managers may be included within the <br />facility as an accessory use (the applicant has not <br />requested such quarters); <br />G. A Type B buffer shall be required between all structures <br />and adjacent right-of-way. <br />Staff has verified that this application satisfies all <br />applicable specific land use criteria. <br />RECOMMENDATION: <br />Based on the analysis performed, staff recommends that the Board of <br />County Commissioners grant special exception use approval. <br />The Chairman opened the public hearing and asked if anyone <br />wished to be heard in this matter. There being none, he closed the <br />public hearing. <br />ON MOTION by Commissioner Adams, SECONDED by <br />Commissioner Eggert, the Board unanimously approved <br />the request of Keith's Oil Can, Inc., for special <br />exception use approval for an addition to an <br />existing self-service storage facility, as <br />recommended by staff. <br />18 <br />
